What's different about labor-only moves
You picked the truck. We pack it like pros.
Loading a rental truck well is a real skill. Heavy on the bottom, weight balanced over the axles, fragile items braced against the bulkhead, blankets between every hard surface. We do this hundreds of times a year. Your stuff arrives the way it left.
PODs and storage containers, too
PODS, U-Pack ReloCubes, 1-800-PACK-RAT, and similar portable containers all get loaded the same disciplined way. We strap to the inside walls, build in tiers, and protect every glass and wood surface. Your container ships safely cross-country.
We bring the gear
Pads, blankets, four-wheel dollies, hand trucks, shrink wrap, straps. You don't rent any of it. The truck rental company will try to sell you blankets at $10 each — you don't need them.
Two-hour minimum, then real hourly
Most labor-only jobs run 2-4 hours. We charge a binding hourly rate after the two-hour minimum, with travel time built into the quote. No surprises at the end.
How a labor-only job actually goes
- Step 1
Quick Quote Call
Tell us what's moving, the truck or POD size, the DMV address (rowhouse, high-rise, suburban driveway), and the load or unload window. We give you the binding hourly rate over the phone or email, usually within 30 minutes.
- Step 2
Confirmation and DMV Coordination
We lock the date and time. For PODS or U-Pack ReloCubes drop-offs to a Bethesda or Arlington high-rise, we coordinate the curb-window and any building Certificate of Insurance with management. For Federal Hill or Capitol Hill rowhouse loads, we confirm where the rented truck will park.
- Step 3
Load or Unload Day
We meet you at the U-Haul yard pickup, the POD on your driveway, or the rental truck already parked at the curb. Two- to four-person crew arrives with blankets, four-wheel dollies, hand trucks, shrink wrap, and straps. We load tight, balance the axles, brace fragiles, and document any pre-existing damage with you before we touch a piece.
- Step 4
Walk-Through and Done
Quick walk-through, you sign the work order, we go. Most DMV labor-only jobs wrap in 2-4 hours. Tight pickup windows on PODS or U-Pack get prioritized so the container ships on schedule.
What does labor-only moving cost?
Labor-only is hourly with a two-hour minimum. The binding rate is locked before move day and includes our blankets, dollies, and gear.

2-person crew

Best for studios and 1-bedroom apartments without heavy items. Two-hour minimum ($260 – $320 starting cost).
3-person crew
$190 – $230 / hr
Standard crew size for most 1- to 3-bedroom homes. Faster than 2-person, usually finishes 1-2 hours sooner. Two-hour minimum.
4-person crew
$250 – $300 / hr
Best for full homes, walk-up apartments with heavy furniture, or tight load windows (POD pickup the same day, etc.). Two-hour minimum.
Specialty add-ons
$50 – $200 / job
Piano load or unload, gun safe, oversized items, or stair carries beyond two flights are quoted on top of the hourly base.
What affects your final price
- Most jobs run 2-4 hours total. We can give you a tight estimate during the quote call.
- Travel time to your address is built into the binding quote, not billed separately.
- Stairs, walk-ups, long carries, and packing-of-the-truck-from-scratch all add time.
- Same-day and last-minute bookings are available subject to crew availability and run 15-25% higher.
- Tipping is appreciated but never expected.
DMV access and building rules for labor-only loading
Labor-only jobs live or die on access. Your rented truck or POD has to actually reach the curb, the freight elevator, or the driveway. Here is what we coordinate before we arrive in each part of the DMV.
Bethesda, Rockville, Silver Spring high-rises and condos
Most Bethesda, Rockville, and Silver Spring high-rises and luxury condos require a Certificate of Insurance from the moving crew, even when the truck is yours. We issue the COI naming the building, management company, and any required additional insureds before move day, and we book the freight elevator window so we are not stalled at the lobby with a clock running on the rental truck.
Washington, D.C. rowhouses and townhomes
D.C. rowhouse loads (Capitol Hill, Logan Circle, Dupont, Shaw, Petworth) usually need a DDOT public space permit so your rental truck can hold curb space at the front door. We pull the permit and post the no-park signs 48 hours ahead so we are not double-parking on a one-way street while you carry boxes from a block away.
Baltimore rowhouse blocks
Federal Hill, Fells Point, Mount Vernon, and Hampden rowhouse loads benefit from a Baltimore BCDOT moving-truck permit. We file it for you, pay the fee, and post the signs. Without the permit, your U-Haul is competing for street parking and you are paying us to walk an extra hundred feet on every load.
Arlington and Alexandria buildings
Arlington high-rises (Rosslyn, Crystal City, Pentagon City, Ballston) and Old Town Alexandria buildings need building COIs and dock reservations even on labor-only jobs. Old Town side streets sometimes require a parking permit for an oversized rental. When the rental truck cannot reach the front door, we shuttle on a 26-foot truck to a closer staging spot.
PODS, U-Pack ReloCubes, and 1-800-PACK-RAT containers
Container drops in the DMV need a curb or driveway window. HOAs in Bethesda, Reston, and Howard County often restrict how long a container can sit on a residential street, so we coordinate the load to start within hours of the drop. For high-rise drops, we book the loading-zone time with the building.
Suburban driveways and cul-de-sacs
Maryland and Virginia cul-de-sacs in Germantown, Frederick, Reston, and Loudoun usually have plenty of driveway access for a rental truck or POD. The watch-out is HOA rules: gate codes, weight limits on bridges, and time-of-day truck-noise restrictions. We confirm during the quote call so the crew is not blocked at a guard house on move morning.
Best time of year for a labor-only DMV move
Labor-only jobs are sensitive to weather because the work is mostly stairs and outdoor curb-to-truck carries. Here is what we plan around through the year so heat, ice, and pollen do not slow the crew.
Spring (March to May)
Best window for most labor-only DMV jobs. Mild temperatures, dry stairs, low humidity. Demand starts to climb in May as the lease season ramps up; book 2-3 weeks ahead for end-of-month dates.
Summer (June to August)
Highest demand and the toughest weather. DMV humidity spikes and rowhouse stair carries are physically punishing in 90+ heat. We add early-morning start windows and on-site water for the crew, and we stack jobs so the heaviest carries finish before noon. Book 4-6 weeks ahead for August lease-turnover dates.
Fall (September to November)
September stays busy with fall lease-turnover and student moves into Bethesda, College Park, Arlington, and Charlottesville-bound trucks. After Labor Day demand softens. Cool dry weather is ideal for furniture protection. Book 2-3 weeks ahead for end-of-month dates.
Winter (December to February)
Lowest demand and cheapest crew availability of the year. The trade-off is icy DMV staircases and front steps. We salt and shovel the path of travel before a single piece moves, and we run a slower carry pace in temperatures below 25F to keep the crew and your floors safe.

Do you handle the building Certificate of Insurance for labor-only loads at Bethesda or Arlington high-rises?

Yes. Even on labor-only jobs, most DMV high-rises require a moving crew COI naming the building and management. We issue it before move day at no extra charge. Send us the building's COI requirements at booking and we handle the paperwork so we are not turned away at the lobby.
Can you pull a street permit so my U-Haul can park at the front door?

Yes. We pull Baltimore BCDOT and Washington D.C. DDOT moving-truck permits and post the no-park signs 48 hours ahead. The permit fee is built into the binding quote, not a surprise add-on. Without a permit on a tight rowhouse block, you risk double-parking on a one-way street and paying the crew to walk extra distance every load.
What if my rental truck or POD is delayed?

Call us as soon as you know. If we can keep the crew on the job, we charge a small wait-time rate while we hold for the truck or container. If the delay is long, we usually reschedule with no penalty if it is the same day. We would rather keep the move on track than walk off when something outside your control slips.
Are you insured for labor-only work?

Yes. Our general liability and workers' comp cover every labor-only job in the DMV. For damage to your goods, we offer released-value protection at no charge or full-value protection priced on declared value. We are also FMCSA-licensed: USDOT 4539918, MC 1801440 (verifiable on the SAFER lookup).
What does labor-only moving include?

Studio or 1-bedroom: 2-person crew is usually fine. 1-3 bedroom home: 3-person crew is faster and typically the same total cost (less hourly time). Full home with heavy furniture or tight pickup window: 4-person crew. We'll recommend the right size on the quote call.
How long does a labor-only job take?

Most jobs run 2-4 hours. A studio loaded by a 2-person crew is often 2 hours flat. A 3-bedroom home loaded by a 3-person crew runs 3-4 hours. Full estate with stairs and heavy items can stretch to 5-6 hours.
Do you provide insurance for labor-only moves?
