What movers in Reston need to know

Rowhouses, historic districts, narrow streets, and city permits. Here are the four things our crews handle on every Reston job.

Reston Association covenants and notifications

The Reston Association (RA) administers covenants across the 7,400-acre planned community and requires move-day notification 48-72 hours ahead at most townhouse and single-family addresses inside the RA boundary. Some sub-communities (Lake Newport, Lake Anne Plaza) have additional restrictions. We file notifications as part of booking and coordinate with the RA when needed.

Reston Town Center high-rises and dock reservations

Reston Town Center buildings (The Verse, The Adaire, Midtown at Reston Town Center, Stratford Park, the Comstock Reston Station residential) require Certificates of Insurance with the building and management company listed as additional insureds, plus reserved loading dock windows. We file the COI a week ahead and reserve the dock at booking.

Lake Anne Plaza pedestrian-only access

Lake Anne Plaza was designed as a pedestrian-only plaza around the original 1965 village center. Truck access is limited to the perimeter parking lot, and we shuttle inventory from the lot to the front door. We dispatch 20- to 22-foot trucks rather than 26-footers and add staging time at the walkthrough.

Dulles Toll Road and Wiehle Avenue traffic

Wiehle Avenue, Reston Parkway, and Sunset Hills Road back up at morning and evening peaks because of the federal-contractor and tech-office traffic concentration. Silver Line Metro station vehicle traffic adds to the congestion. We schedule loads to start before 8 AM or after 9:30 AM.

How does a Reston move with us actually go?

Five steps from the first call to the follow-up. No mystery, no scope-creep.

  1. Step 1

    Free Quote Walkthrough

By phone, video, or in-person. We measure stairs, hallways, and access. You get a binding price, not an estimate that creeps.

  2. Step 2

    Confirmation & Permits

We lock the date, pull the street permit, book the loading dock if needed, and send your building's certificate of insurance.

  3. Step 3

    Pre-Move Prep

Packing tips, supplies dropped off if you ordered them, and a day-before check-in so you know exactly what to expect on move day.

  4. Step 4

    Move Day

Same crew start to finish. Clean blankets, straps, dollies. Updates as we go. We don't disappear for two-hour lunches.

  5. Step 5

    Wrap-Up

Furniture placed where you want it, walk-through with the lead, and a follow-up call within 48 hours to make sure everything held up.

Case Study

A Restonmove we're proud of

Lake Anne Plaza: Two-bedroom 1965 mid-century-modern apartment in the Heron House cooperative, with brick exterior and architecturally protected interior elements

The Challenge

Couple moving from a Lake Anne Plaza Heron House apartment to a single-family home in Lake Newport. Lake Anne Plaza pedestrian-only design meant truck staging only at the perimeter parking lot. Heron House cooperative required move-day notification 48 hours ahead with the cooperative board. Inherited mid-century-modern furniture (Eero Saarinen tulip table, Bertoia chair set, original Jens Risom desk) needed museum-grade packing and crating.

How we handled it

Filed the Heron House cooperative notification at booking. Dispatched a 20-foot truck staged at the Heron House perimeter parking lot. Brought a four-person crew with extra dollies and shrink wrap to shuttle inventory across the pedestrian plaza without scuffing the brick walkways. Crated each mid-century piece with archival foam and double-walled cartons. Six-hour move, no damage to any original cooperative interiors or the new Lake Newport home's hardwood. The couple's furniture catalog (museum-grade) survived intact.

What permits do you need to move in Reston?

Most rowhouse moves need a city right-of-way permit, plus loading-window and historic-district rules to plan around. We handle all of it. Here's what's involved.

  • Most Reston residential moves do not need a Fairfax County permit because Reston is unincorporated. Fairfax County temporary parking permits apply when curb space is needed.
  • Reston Association notifications are required 48-72 hours ahead at most townhouse and single-family addresses inside the RA boundary.
  • Reston Town Center high-rises require COIs on file 5+ days ahead and reserved dock windows.
  • Heron House and Lake Anne Plaza cooperatives require move-day notification with the cooperative board.
  • Fairfax County requires moving companies to be licensed and insured. Verify any mover at FMCSA's Protect Your Move.

When's the best time of year to move in Reston?

Spring and fall, with summer the busiest and winter the quietest. Here's what we adjust through the year so weather, traffic, and local quirks don't bite you on move day.

Winter

December through February. Mild winters with two or three measurable snowfalls. Reston's four lakes create slight microclimates with warmer winter mornings on lake-adjacent streets. Lower demand season; flexible scheduling.

Spring

March through May. Best moving weather of the year. Cherry blossom traffic spillover affects Wiehle Avenue and the Dulles Toll Road through early April.

Summer

June through August. Peak season. Book 30-45 days ahead. Reston Town Center concert series and Lake Anne farmers market generate weekend traffic. Heat indices above 95 in July and August add hydration-break time.

Fall

September through November. Second-best season. Reston Town Center holiday lighting starts late November and creates pedestrian traffic in the urban core.

Reston moving FAQ

Straight answers to the questions we hear most from Reston customers.

Do I need a permit to move in Reston?

+

Usually no, since Reston is unincorporated. Fairfax County temporary parking permits apply when curb space is needed. The Reston Association (RA) requires move-day notification 48-72 hours ahead at most townhouse and single-family addresses inside the RA boundary. Reston Town Center high-rises require a Certificate of Insurance on file 5+ days ahead. We handle all of these.

How does a Lake Anne Plaza move work?

+

Lake Anne Plaza was designed in 1965 as a pedestrian-only village center. Truck access is limited to the perimeter parking lot, and we shuttle inventory from the lot to the front door across the brick plaza walkways. We dispatch 20- to 22-foot trucks rather than 26-footers and add 30-60 minutes of staging time. For Heron House and other Lake Anne cooperatives, the cooperative board requires move-day notification 48 hours ahead. Lake Anne's mid-century-modern furniture is sometimes architecturally significant and needs museum-grade packing.

Can your trucks fit in Reston neighborhoods?

+

Yes, with the right size for each. Most Reston single-family neighborhoods (Lake Audubon, Lake Newport, Lake Thoreau, Hunters Woods, Tall Oaks) accommodate 26-foot trucks fine. Reston Town Center high-rises have dedicated dock access for full-size trucks. Lake Anne Plaza pedestrian-only design requires a smaller truck staged at the perimeter. Some Hunters Woods and Tall Oaks village center cul-de-sacs are tight and need a 20- to 22-foot truck.

When's the best time to move in Reston?

+

Spring (March through May) and fall (September through November) bring the most comfortable Reston weather. Avoid Reston Town Center concert series weekends and the Lake Anne farmers market Saturdays when scheduling moves in those zones. Summer is busy; book 30-45 days ahead. Winter is the cheapest season; we add buffer time on snow days.

Do you serve neighborhoods outside Reston?

+

Yes. We move clients across all of Fairfax County, plus McLean, Arlington, Alexandria, Loudoun County (Ashburn, Leesburg, Sterling), and Prince William County. Our HQ is in Gaithersburg, which puts Reston 45 minutes away for our crews.

How much does a Reston move typically cost?

+

Typical Reston moves in 2026: Reston Town Center high-rise condo $1,500-$3,800 (efficient with dock access, but COI and elevator coordination add prep time), suburban single-family $1,800-$4,500 (Lake Audubon, Lake Thoreau, Hunters Woods with driveway parking), Lake Newport lakefront estate $4,000-$8,500+ (RA covenant restrictions, oversized furniture, custom features), Lake Anne Plaza mid-century apartment $1,800-$3,500 (pedestrian-only access, museum-grade packing). Every quote is binding before move day.

Does Blue Crab Moving handle packing for Reston moves?

+

Yes. We offer full and partial packing with materials sized for typical Reston inventories. Lake Anne Plaza mid-century-modern furniture sometimes requires museum-grade archival packing; we bring the right materials. The packing service can be booked separately or combined into a single binding quote.

Where do you serve around Reston?

All of Reston, VA and the surrounding metro. The map below shows our service footprint.

Insurance, valuation coverage, and claims

Every Blue Crab move is covered by our active USDOT 4539918 cargo and general liability policies. Federal law (49 CFR 375) requires interstate movers to offer two valuation tiers. Here is how each works and which one we recommend for your inventory.

Released value protection (default)

Included at no extra cost. Covers 60 cents per pound per article. Adequate for routine apartment and small-home moves with no high-value items. Not enough for antiques, pianos, fine art, or anything you would file a real insurance claim over.

Full value protection (recommended for high-value inventories)

Premium coverage that pays repair, replacement, or current market value of any damaged or lost item. We recommend it for moves with antique furniture, original artwork, china cabinets, grand pianos, or anything irreplaceable. Cost depends on declared value of your shipment and is itemized on the binding quote, never tacked on later.

If something does get damaged

Notify us within 24 hours of delivery. Our office reviews the claim within one business day, sends a written acknowledgment, and resolves repair, replacement, or settlement within 30 days. No back-and-forth, no runaround. We document every load and every unload with photos so the claims record is complete from day one.
