The Reston Association (RA) administers covenants across the 7,400-acre planned community and requires move-day notification 48-72 hours ahead at most townhouse and single-family addresses inside the RA boundary. Some sub-communities (Lake Newport, Lake Anne Plaza) have additional restrictions. We file notifications as part of booking and coordinate with the RA when needed.

Reston Town Center high-rises and dock reservations

Reston Town Center buildings (The Verse, The Adaire, Midtown at Reston Town Center, Stratford Park, the Comstock Reston Station residential) require Certificates of Insurance with the building and management company listed as additional insureds, plus reserved loading dock windows. We file the COI a week ahead and reserve the dock at booking.

Lake Anne Plaza pedestrian-only access

Lake Anne Plaza was designed as a pedestrian-only plaza around the original 1965 village center. Truck access is limited to the perimeter parking lot, and we shuttle inventory from the lot to the front door. We dispatch 20- to 22-foot trucks rather than 26-footers and add staging time at the walkthrough.

Dulles Toll Road and Wiehle Avenue traffic

Wiehle Avenue, Reston Parkway, and Sunset Hills Road back up at morning and evening peaks because of the federal-contractor and tech-office traffic concentration. Silver Line Metro station vehicle traffic adds to the congestion. We schedule loads to start before 8 AM or after 9:30 AM.

The Challenge

Couple moving from a Lake Anne Plaza Heron House apartment to a single-family home in Lake Newport. Lake Anne Plaza pedestrian-only design meant truck staging only at the perimeter parking lot. Heron House cooperative required move-day notification 48 hours ahead with the cooperative board. Inherited mid-century-modern furniture (Eero Saarinen tulip table, Bertoia chair set, original Jens Risom desk) needed museum-grade packing and crating.

How we handled it

Filed the Heron House cooperative notification at booking. Dispatched a 20-foot truck staged at the Heron House perimeter parking lot. Brought a four-person crew with extra dollies and shrink wrap to shuttle inventory across the pedestrian plaza without scuffing the brick walkways. Crated each mid-century piece with archival foam and double-walled cartons. Six-hour move, no damage to any original cooperative interiors or the new Lake Newport home's hardwood. The couple's furniture catalog (museum-grade) survived intact.

Included at no extra cost. Covers 60 cents per pound per article. Adequate for routine apartment and small-home moves with no high-value items. Not enough for antiques, pianos, fine art, or anything you would file a real insurance claim over.

Full value protection (recommended for high-value inventories)

Premium coverage that pays repair, replacement, or current market value of any damaged or lost item. We recommend it for moves with antique furniture, original artwork, china cabinets, grand pianos, or anything irreplaceable. Cost depends on declared value of your shipment and is itemized on the binding quote, never tacked on later.

If something does get damaged

Notify us within 24 hours of delivery. Our office reviews the claim within one business day, sends a written acknowledgment, and resolves repair, replacement, or settlement within 30 days. No back-and-forth, no runaround. We document every load and every unload with photos so the claims record is complete from day one.
