What movers in Fairfax need to know

Rowhouses, historic districts, narrow streets, and city permits. Here are the four things our crews handle on every Fairfax job.

Old Town historic district parking

Old Town Fairfax has on-street parking permit zones along Main Street, University Drive, and the residential streets off North and South Street. We file the City of Fairfax temporary parking permit when curb space is needed and check residential permit zones before move day. Truck staging in the historic district sometimes requires the curb lane to be reserved 48 hours ahead.

GMU semester-transition demand

GMU's main campus on the southwestern edge of the City moves about 40,000 students through three major transition windows per year (mid-May graduation, mid-August move-in, mid-December finals). Our calendar around these dates fills 4-6 weeks ahead and we add buffer time on campus-adjacent moves.

I-66 HOT lane and rush-hour restrictions

I-66 inside the Beltway operates as a HOT lane during peak hours (5:30-9:30 AM eastbound, 3:00-7:00 PM westbound). Solo-driver truck routing pays the toll or routes via US-50 or US-29. We schedule loads outside the peak window when possible.

Townhouse HOA notifications

Greenbriar, Hampton Forest, and Random Hills require move-day notification 48-72 hours ahead with the association manager. We file as part of booking.

Case Study

A Fairfaxmove we're proud of

Old Town Fairfax: Three-bedroom historic Federal-style row home on Main Street with shared brick stoop and protected character zoning

The Challenge

Family moving from Old Town to a single-family home in Mantua. Main Street curb space required a City of Fairfax temporary parking permit 48 hours ahead. The shared brick stoop with the neighbor needed careful staging to avoid scuffing original brick. Family had an inherited 1890s pump organ that would not clear the narrow front door.

How we handled it

Filed the temporary parking permit with the City of Fairfax three days ahead. Scheduled the move for Tuesday morning to avoid Main Street weekend retail traffic. Padded the shared brick stoop with rug runners and brought a four-person crew. Disassembled the pump organ at the casework joints and crated it for transport. Five-hour move, no damage to the original Federal-style brick or the new Mantua home's hardwood floors.

What permits do you need to move in Fairfax?

Most rowhouse moves need a city right-of-way permit, plus loading-window and historic-district rules to plan around. We handle all of it. Here's what's involved.

  • City of Fairfax issues temporary parking permits for move-day curb space. File 48 hours ahead through the Fairfax City Police Department.
  • Old Town historic district has on-street residential parking permit zones. Verify before move day.
  • Townhouse HOAs (Greenbriar, Hampton Forest, Random Hills) require move-day notification 48-72 hours ahead.
  • I-66 HOT lane restrictions during peak hours. Solo-driver truck routing pays the toll or uses US-50/US-29.
  • Fairfax County requires moving companies to be licensed and insured. Verify any mover at FMCSA's Protect Your Move.

When's the best time of year to move in Fairfax?

Spring and fall, with summer the busiest and winter the quietest. Here's what we adjust through the year so weather, traffic, and local quirks don't bite you on move day.

Winter

December through February. Mild winters with two or three measurable snowfalls. Old Town brick stoops and historic-district sidewalks ice fast; we add salt-and-shovel time. GMU finals in mid-December slow Old Town side streets.

Spring

March through May. Best moving weather of the year. Cherry blossom traffic on I-66 spillover affects Old Town through early April. GMU graduation in mid-May creates the biggest student-move surge of the year.

Summer

June through August. Peak season. GMU summer-session move-in in early June and again in mid-August. Heat indices above 95 in July and August add hydration-break time.

Fall

September through November. Second-best season. GMU classes begin late August so the biggest move-in surge is already past. Fall Festival in October closes parts of Main Street; we route around it.

Fairfax moving FAQ

Straight answers to the questions we hear most from Fairfax customers.

Do I need a permit to move in Fairfax City?

+

Yes, when the truck needs to occupy curb space in Old Town or other historic-district streets. The City of Fairfax issues temporary parking permits through the Police Department, and we file 48 hours ahead at booking. For townhouse HOA communities (Greenbriar, Hampton Forest, Random Hills), the HOA requires move-day notification 48-72 hours ahead. We handle both.

How do GMU semester-transition moves work?

+

GMU semester transitions (mid-May graduation, mid-August move-in, mid-December finals) generate enormous local demand. Book 4-6 weeks ahead for these dates. We dispatch crews sized for the typical student inventory (dorm-furniture plus bedroom set) and route around the campus-adjacent traffic. Many GMU faculty and grad student moves combine downsizing from an Old Town apartment to a larger family home in Mantua or Mosby Woods; we plan the route to minimize the I-66 backtrack.

Can your trucks fit in Old Town Fairfax?

+

Yes, with the right size. Main Street, Chain Bridge Road, and University Drive accommodate 26-foot trucks fine on the main arterials. Some historic-district side streets (off North and South Street, the residential blocks behind the courthouse) are tight and we use a 20- to 22-foot truck or stage from the curb. We've moved enough Old Town federal-style row homes to know which blocks need the smaller truck.

When's the best time to move in Fairfax?

+

Spring (March through May) and fall (September through November) bring the most comfortable Fairfax weather. Avoid the GMU semester-transition windows (mid-May, mid-August, mid-December) unless you book 4-6 weeks ahead because demand surges. Summer is hot and busy; book 30-45 days ahead. Winter is the cheapest, lowest-demand season; we add buffer time on snow days.

Do you serve neighborhoods outside Fairfax City?

+

Yes. We move clients across all of Fairfax County (Tysons, Vienna, Falls Church, Oakton, Great Falls, Reston, Herndon, Annandale, Springfield, Centreville, Chantilly, Burke), plus McLean, Arlington, Alexandria, Loudoun County (Ashburn, Leesburg, Sterling), and Prince William County. Our HQ is in Gaithersburg, which puts Fairfax 35 minutes away for our crews via the Beltway.

How much does a Fairfax move typically cost?

+

Typical Fairfax moves in 2026: Old Town historic-district condo or row home $1,400-$3,500 (parking permit and shared-stoop staging adds prep time), suburban single-family $1,800-$4,500 (Mantua, Mosby Woods, Kings Park West with driveway parking), townhouse HOA community $1,400-$3,200 (Greenbriar, Hampton Forest, Random Hills with HOA notification). Every quote is binding before move day. No hourly creep.

Does Blue Crab Moving handle packing for Fairfax moves?

+

Yes. We offer full and partial packing with materials sized for typical Fairfax inventories. Old Town historic row homes often have inherited antiques and oversized art that need custom crates; we bring the right materials. The packing service can be booked separately or combined into a single binding quote.

Where do you serve around Fairfax?

All of Fairfax, VA and the surrounding metro. The map below shows our service footprint.

Insurance, valuation coverage, and claims

Every Blue Crab move is covered by our active USDOT 4539918 cargo and general liability policies. Federal law (49 CFR 375) requires interstate movers to offer two valuation tiers. Here is how each works and which one we recommend for your inventory.

Released value protection (default)

Included at no extra cost. Covers 60 cents per pound per article. Adequate for routine apartment and small-home moves with no high-value items. Not enough for antiques, pianos, fine art, or anything you would file a real insurance claim over.

Full value protection (recommended for high-value inventories)

Premium coverage that pays repair, replacement, or current market value of any damaged or lost item. We recommend it for moves with antique furniture, original artwork, china cabinets, grand pianos, or anything irreplaceable. Cost depends on declared value of your shipment and is itemized on the binding quote, never tacked on later.

If something does get damaged

Notify us within 24 hours of delivery. Our office reviews the claim within one business day, sends a written acknowledgment, and resolves repair, replacement, or settlement within 30 days. No back-and-forth, no runaround. We document every load and every unload with photos so the claims record is complete from day one.
