What movers in Sterling need to know

Rowhouses, historic districts, narrow streets, and city permits. Here are the four things our crews handle on every Sterling job.

Cascades and Sugarland Run HOA covenants

Cascades and Sugarland Run both have active HOAs with covenants on move-day notifications (48-72 hours ahead), interior-street weekend restrictions in places, and truck staging requirements in cul-de-sacs. We file the HOA notifications as part of booking and confirm restrictions before move day.

Route 28 and Route 7 traffic

Route 28 north-south and Route 7 east-west are heavy commuter corridors. Route 28 backs up at the Waxpool Road and Atlantic Boulevard intersections; Route 7 backs up at Dulles Town Center exits and Cascades Parkway. We schedule loads to start before 8 AM or after 9:30 AM and route around the peak congestion.

Data-center corridor construction

Data-center construction along Route 28 has been continuous since 2018. Lane closures change weekly. Our crews check the active VDOT construction map the day before each Sterling move.

Dulles Town Center high-rise COIs

Dulles Town Center area mid-rise and high-rise condo buildings (the Adare Tower, newer construction) require Certificates of Insurance with the building and management company listed as additional insureds, plus reserved loading dock windows. We file the COI a week ahead.

How does a Sterling move with us actually go?

By phone, video, or in-person. We measure stairs, hallways, and access. You get a binding price, not an estimate that creeps.

  2. Step 2

    Confirmation & Permits

We lock the date, pull the street permit, book the loading dock if needed, and send your building's certificate of insurance.

  3. Step 3

    Pre-Move Prep

Packing tips, supplies dropped off if you ordered them, and a day-before check-in so you know exactly what to expect on move day.

  4. Step 4

    Move Day

Same crew start to finish. Clean blankets, straps, dollies. Updates as we go. We don't disappear for two-hour lunches.

  5. Step 5

    Wrap-Up

Furniture placed where you want it, walk-through with the lead, and a follow-up call within 48 hours to make sure everything held up.

Case Study

A Sterlingmove we're proud of

Cascades (Potomac Lakes sub-community): Five-bedroom 1998 colonial on a lakefront half-acre with attached three-car garage and finished walk-out basement

The Challenge

Family moving from Cascades to a single-family home in Leesburg. Cascades HOA required 72-hour move notification and prohibited weekend moves on the Potomac Lakes interior streets. Family had a full home gym in the basement (treadmill, weight rack, peloton, free weights) plus a baby grand piano on the main floor.

How we handled it

Filed the Cascades HOA notification at booking. Scheduled the move for Thursday morning to comply with the no-weekend interior-street rule. Dispatched a 26-foot truck and a four-person crew. Disassembled the weight rack at the joinery for transport. Moved the baby grand piano with a piano dolly through the main-floor garage entry. Loaded the home gym out through the basement walk-out. Eight-hour move, no damage to the original Brazilian cherry flooring or the new Leesburg home's hardwood.

What permits do you need to move in Sterling?

Most rowhouse moves need a city right-of-way permit, plus loading-window and historic-district rules to plan around. We handle all of it. Here's what's involved.

  • Most Sterling residential moves do not need a permit because Sterling is unincorporated. Loudoun County temporary parking permits apply on county-maintained streets when needed.
  • Cascades and Sugarland Run HOAs require move-day notification 48-72 hours ahead with the association manager.
  • Cascades HOA prohibits weekend moves on some Potomac Lakes and Lowes Island interior streets.
  • Dulles Town Center area condos require COIs on file 5+ days ahead.
  • Loudoun County requires moving companies to be licensed and insured. Verify any mover at FMCSA's Protect Your Move.

When's the best time of year to move in Sterling?

Spring and fall, with summer the busiest and winter the quietest. Here's what we adjust through the year so weather, traffic, and local quirks don't bite you on move day.

Winter

December through February. Mild winters with two or three measurable snowfalls. Cascades and Potomac Lakes sometimes spared from snow by the Potomac River microclimate. Lower demand season; flexible scheduling.

Spring

March through May. Best moving weather of the year. LCPS spring break in late March creates a brief surge. Cascades golf course events on weekends affect Potomac Lakes traffic.

Summer

June through August. Peak season. Book 30-45 days ahead, especially around end-of-month dates. Algonkian Regional Park weekend traffic affects Cascades Parkway.

Fall

September through November. Second-best season. LCPS back-to-school is already past. Cascades golf course events continue through October.

Sterling moving FAQ

Straight answers to the questions we hear most from Sterling customers.

Do I need a permit to move in Sterling?

+

Usually no, since Sterling is unincorporated. Loudoun County temporary parking permits apply on county-maintained streets when needed. For Cascades and Sugarland Run, the HOAs require move-day notification 48-72 hours ahead. Cascades also prohibits weekend moves on some interior streets in the Potomac Lakes and Lowes Island sub-communities. For Dulles Town Center area condos, the building requires a Certificate of Insurance on file 5+ days ahead.

How do Cascades HOA moves work?

+

Cascades is a master-planned community with active HOA covenants. The HOA requires move-day notification 48-72 hours ahead with the association manager and prohibits weekend moves on some Potomac Lakes and Lowes Island interior streets. We file the notification at booking, confirm street-specific restrictions, and schedule weekday moves when the HOA requires. The community also has truck-staging requirements in some cul-de-sacs where the curb space is reserved for residents only.

Can your trucks fit in Sterling neighborhoods?

+

Yes, with the right size. Cascades single-family homes have generous driveways and accommodate 26-foot trucks fine. Sugarland Run and Countryside have mostly straight residential streets with 26-foot truck access. Townhouse communities in Cascades and Sugarland Run with rear garage alleys also accommodate 26-foot trucks. Tighter cul-de-sacs in Potomac Lakes and Lowes Island sometimes need a 20- to 22-foot truck.

When's the best time to move in Sterling?

+

Spring (March through May) and fall (September through November) bring the most comfortable Sterling weather. Avoid the Algonkian Regional Park weekend surge (May through August Saturdays). Cascades golf course events on summer weekends affect Potomac Lakes traffic. Winter is the cheapest, lowest-demand season; the Potomac microclimate sometimes spares Cascades from snow.

Do you serve neighborhoods outside Sterling?

+

Yes. We move clients across all of Loudoun County (Ashburn, Leesburg), plus McLean, Fairfax County, Arlington, and Alexandria. Our HQ is in Gaithersburg, which puts Sterling 45 minutes away for our crews via the Beltway and the Dulles Toll Road.

How much does a Sterling move typically cost?

+

Typical Sterling moves in 2026: townhouse $1,200-$2,800, suburban single-family $1,800-$4,500 (Cascades, Sugarland Run, Countryside with driveway parking), Potomac Lakes or Lowes Island lakefront estate $3,500-$7,500+ (HOA notifications, oversized furniture, baby grands). Every quote is binding before move day.

Does Blue Crab Moving handle packing for Sterling moves?

+

Yes. We offer full and partial packing with materials sized for typical Sterling inventories. Cascades and Potomac Lakes estate homes often have inherited fragile inventory, baby grands, and home gym equipment that need careful planning. The packing service can be booked separately or combined into a single binding quote.

Where do you serve around Sterling?

All of Sterling, VA and the surrounding metro. The map below shows our service footprint.

Insurance, valuation coverage, and claims

Every Blue Crab move is covered by our active USDOT 4539918 cargo and general liability policies. Federal law (49 CFR 375) requires interstate movers to offer two valuation tiers. Here is how each works and which one we recommend for your inventory.

Released value protection (default)

Included at no extra cost. Covers 60 cents per pound per article. Adequate for routine apartment and small-home moves with no high-value items. Not enough for antiques, pianos, fine art, or anything you would file a real insurance claim over.

Full value protection (recommended for high-value inventories)

Premium coverage that pays repair, replacement, or current market value of any damaged or lost item. We recommend it for moves with antique furniture, original artwork, china cabinets, grand pianos, or anything irreplaceable. Cost depends on declared value of your shipment and is itemized on the binding quote, never tacked on later.

If something does get damaged

Notify us within 24 hours of delivery. Our office reviews the claim within one business day, sends a written acknowledgment, and resolves repair, replacement, or settlement within 30 days. No back-and-forth, no runaround. We document every load and every unload with photos so the claims record is complete from day one.
