Downsizing decisions take time
Moving from decades of accumulated belongings to a smaller home is emotional work. Our crews don't rush. We do the heavy lifting while the family makes the decisions, and we never pressure anyone to keep moving 'because the truck's running.'
Coordinating with family and care staff
Adult children often coordinate the move from out of state. We send updates by text or phone, accommodate FaceTime walk-throughs, and coordinate directly with assisted-living move-in staff so the resident isn't burdened with logistics.
Donations, estate sales, and disposal
Most senior moves leave 30-60% of belongings behind. We coordinate drop-offs with Goodwill, Salvation Army, Habitat ReStore, and local nonprofits. For larger estate cleanouts, we bring our junk-disposal crew separately so the move and the cleanout don't tangle.
Move-in placement matters more here
We unpack the kitchen, set up the bed, hang the photos, and place the recliner facing the right window. Senior residents shouldn't walk into a new home full of boxes. We finish what we started.
How a senior move with us actually goes

In-Home Walkthrough with the Family
We meet at the current DMV home with whoever is making decisions: adult children (often by FaceTime from out of state), the resident, real-estate agent, sometimes care staff. We inventory what's going to the new home, what's donating to local DMV partners, what's selling at estate, and what's discarding.
- Step 2
Coordinated Move Plan and CCRC Paperwork
Written quote with separate line items for the move itself, donation drops, and any cleanout work. We coordinate with the senior-living community's move-in office on the move-in date, the moving-crew COI, the freight elevator window, the unit's square-footage limit, and any restrictions on move hours.

Patient Packing
Optional packing 1-3 days before move day. We label every box by both room and contents, photograph how cabinets and shelving are arranged so they can be reassembled the same way in the smaller unit, and we never pressure the resident to keep moving 'because the truck's running.'

Move Day
Slower pace, more checkpoints with the family. Donation items go directly to the partner organization (Goodwill, Salvation Army, Habitat ReStore, A Wider Circle) in a separate trip. Discards go to junk disposal. We protect lobby and corridor floors at the receiving CCRC and respect their move-hour windows.

Full Set-Up at the New Home
Bed assembled and made. Kitchen unpacked and put away. TV mounted. Photos hung. Furniture placed for accessibility (clear paths, comfortable reach for daily-use items, recliner facing the right window). Boxes broken down and removed. The resident walks in to a finished home, not a project.
What does a senior move cost?
Senior moves are typically priced as a combined package: the move itself, plus donation drop-offs, plus any cleanout work. Prices below are typical 2026 ranges in the DMV.

What affects your final price
- We bill the move and the cleanout separately so families can budget the two pieces independently.
- Donation drop-offs are included in the move quote (up to 3 stops). Additional stops billed at our hourly rate.
- Out of the state moves to senior communities outside the DMV use our out of the state pricing model.
- Packing services add $500-$2,000 depending on home size and inventory.
- We don't charge premium 'senior service' rates. Same hourly crew, just patient pacing and more coordination.
DMV CCRC and senior-community move-in rules
Continuing-care retirement communities and assisted-living buildings in the DMV have their own move-in policies. Here is what we coordinate with each before move day so the resident is not the one making logistics phone calls.
Riderwood (Silver Spring) and Asbury Methodist Village (Gaithersburg)
Both Erickson and Asbury communities require a moving-crew Certificate of Insurance, a reserved freight elevator window, and a confirmed move-in appointment with the resident services office. We send the COI naming the community before move day and confirm the elevator slot in writing. Both communities limit moves to weekday business hours and protect common-area floors during your move.
Charlestown (Catonsville) and Greenspring (Springfield, VA)
Other Erickson communities with the same playbook: COI, elevator booking, square-footage limits on the new unit, and a unit-walkthrough with resident services on move-in day. We confirm doorway clearances at the unit because most CCRC apartments have narrower openings than a typical apartment building.
Vinson Hall (McLean) and Falcons Landing (Potomac Falls, VA)
Military-affiliated continuing-care communities. COI, dock-window booking, and a sign-in at the security gate. Vinson Hall requires the moving crew to coordinate with both the resident services office and the security office; we handle both calls before move day.
Brooke Grove (Sandy Spring) and Maplewood Park Place (Bethesda)
Smaller DMV communities with more flexible move policies but still require COI and an appointment. Maplewood Park Place is a high-rise condo for active adults with a freight elevator that books up quickly; we reserve the slot at booking. Brooke Grove uses a campus shuttle path; we time the move so the unloading does not block resident access.
Continuing-care suites and small unit doorways
Most CCRC apartments are smaller than the resident's prior home. We measure the resident's largest furniture against the new unit's doorways during the walkthrough. When a piece will not fit, we identify it before move day so the family can decide whether to donate it or sell it at estate.
Estate cleanout coordination at the family home
Most DMV senior moves leave 30-60% of belongings at the family home. We coordinate same-week or same-day donation drop-offs across the DMV (Goodwill, Salvation Army, Habitat ReStore, A Wider Circle), bring our junk-disposal crew separately for the discard pile, and stage estate-sale items where the partner company asks. The move and the cleanout do not tangle.
Best time of year for a senior move in the DMV
Senior moves cluster around two times of year: spring (gardens, post-holiday family decisions) and fall (before winter, before the holidays). Here is what we plan around through the year.
Spring (March to May)
Peak senior-move season after the holidays push families to act on long-discussed downsizing. Mild weather is ideal for slow-paced moves and outdoor donation pickups. Communities like Riderwood and Asbury have their busiest move-in cycles. Book 4-6 weeks ahead for end-of-month dates.
Summer (June to August)
Lower demand than spring but DMV humidity is hard on residents standing through a long packing day. We add early-morning starts to clear the worst heat and recommend the resident step out for the afternoon while we work.
Fall (September to November)
Second peak. Families decide to move parents into a CCRC before winter and before holiday family gatherings at the new home. Cool dry weather and short waits at donation drop-offs. Book 3-4 weeks ahead for end-of-month dates.
Winter (December to February)
Lowest demand and the most flexible community move-in slots of the year. The trade-off is icy DMV walkways and CCRC entrance steps. We salt the path of travel before a single piece moves and pace the carry slower in temperatures below 25F. Holiday-week moves are sometimes restricted by the community; we confirm at booking.

Do you charge premium rates for senior moves?

No. We don't add a 'senior premium' to the hourly rate. The total cost reflects the actual time and crew, just at a slightly slower pace and with more coordination work built in. The result is usually similar in total dollars to a standard move of the same size.
Can you help downsize a 4-bedroom home to a 1-bedroom apartment?

Yes, frequently. The pattern is: walkthrough with the family, separate piles for keep / donate / sell / discard, move the keep pile to the new home, drop the donate pile at the partner organization, leave the sell pile staged for the estate-sale company, and have our junk-disposal crew clear the discard pile. Usually 2-3 days of work total.
How do you handle valuables and sentimental items?

Custom-fit boxes for fine art, jewelry, photo albums, and china. We don't transport cash, original passports, or original wills — those stay with the family. Anything irreplaceable rides with the family in their car, never on the truck.
